Mold on Siding, Not Just Unsightly

Here in this part of Connecticut and in most of New England, vinyl siding is a popular cladding option for many homeowners. Starting in the 1950s, it became a favorite aluminum replacement due to its low maintenance and high durability. With a wide variety of colors and textures, it continues to be a fantastic option, offering personalized style without having to worry about sanding, painting, or major maintenance. 

While vinyl siding is beneficial in so many ways, one complaint is the potential for mold growth, often on the north side of a home. To be clear, mold can grow anywhere, but the north side is the area that’s most susceptible because it gets the least amount of sun exposure. Constant shade, high vegetation, or anything that stops a house from getting regular sunlight is an invitation for mold to grow in that area, whether it’s clad in vinyl or not.

In addition to lack of sunlight, excess moisture is another mold inhibitor. The cause could be as simple as trapped rainwater that’s unable to drain properly. Another possible issue could be a faulty drain pipe or a gutter that’s dripping on the siding, causing constant dampness. Either way, a moisture problem is something you’ll definitely want to deal with as the water will continue to feed the mold, which will then spread. 

Another reason for mold growth on siding is a build-up of dirt, which is actually a food source for all different types of fungus. Something as simple as a dryer vent can cause dirt and dander to stick to the siding. Tree sap is also common and can be tough to remove. Homes on high-traffic roads tend to get dirty more easily as well. Any of this debris will quite literally make a meal for spores to feast on. 

So what can you do to keep mold at bay and ensure your vinyl siding looks great for years to come? Assessing your sunlight and moisture exposure is key, but what if you don’t want to cut down a tree or you happen to live in an area where moisture is a problem? A professional will be able to inspect your siding and treat the mold using a cleaner and blocker that removes spores and keeps them from coming back. It’s important to use a specially designed cleaner that is strong enough to tackle mold but not too harsh that it will damage the house. You also want to be careful not to use bleach-containing materials to not harm the vegetation surrounding your home. 

Once your house is cleaned, maintain your vinyl siding by assessing your home for moisture, treating leaks promptly, and keeping your gutters clear and free of debris. An annual inspection will help to ensure that any problems are dealt with promptly so they don’t get out of control.

A Good Cleaning Will Extend the Life of Your Deck for Years

I hope you all had a fantastic Fourth of July! While celebrating with family at a backyard barbecue, I started thinking about decks, patios, and the outdoor spaces that we all enjoy during the summer. Sure, they are wonderful to have, but they take a lot of work too. So let’s talk about how to best maintain them, starting with a deck. 

The life expectancy of a wood deck is about 10 to 15 years, but did you know that it could last north of 20 years with proper cleaning and maintenance? That’s right, with a good seasonal scrub and sealing, your deck could stay looking beautiful long after your neighbors’ needs replacing.

A deck takes a lot of abuse during the seasons. The summer sun is especially harsh and the humidity forces the wood to expand and contract, which can lead to shifting and splitting. The winter is no picnic either as snow, ice, and freezing temperatures will do their fair share of damage to both the surface and the joists. With all those elements taking their toll, it’s no wonder why a deck is so susceptible to rot. Luckily, there is plenty that you can do to take care of it, so let’s get to it.

Attack the Crevices

The first thing you have to do is sweep the surface of your deck clean, and then grab a putty knife to dislodge all the debris stuck in the nooks and crannies. Whirlybirds and leaves can do a lot more damage than you think because they begin to rot as soon as they get wet. Leaving them trapped in the wood will most certainly send your deck to an early grave. This is also a great time to sand down any splintered areas and replace deteriorated or popped nails or screws.

Scrub the Wood

Once your surface is completely debris-free, it’s time to give the wood a deep clean. You might remember my affinity for a pressure washer and deck cleaning is where this machine really shines. A year’s worth of dirt, mildew, and gunk can be tough to take off, and while a stiff scrub brush and some serious back-aching effort will do the trick, the pressure washer will tackle the task in half the time. Many people recommend a bleach and water solution but I prefer to use a non-toxic alternative such as Spray Nine which has no corrosive chemicals and won’t kill your plants. Give the deck a good, solid coating of cleaner and let it sit for 15 minutes before pressure washing or scrubbing.

Stain and Seal

Staining the deck is an optional step but sealing it shouldn't be. Many decks experience discoloration over time and staining is one great way to give your wood a facelift and make it look new. But regardless of if you’re staining or not, applying a weather-resistant seal is your best defense against having the replace your deck sooner than you expected. Apply the sealant in a thin coat using a medium paintbrush or a roller, working with the wood grain to ensure an even finish. It’s important not to apply the sealant in direct sun as it will dry too quickly and the wood won’t be able to absorb it. If instructed, apply a second coat, working in the same way. Finally, allow the sealant to dry for 24 to 48 hours before placing deck furniture or planters back on the surface.

Now sit back, relax, and enjoy your beautiful like-new deck for the rest of the summer and beyond. Your wood will thank you.

April Showers Bring Roof Mold

Warmer temperatures and rain can only mean one thing this time of year. It’s roof mold season. My phone rings off the hook for cleanings in April and May when moisture and humidity kick into high gear, giving mold and mildew the perfect opportunity to thrive. So what’s with the black, streaky stains popping up on everyone’s houses and what can you do to get rid of them?

Stains on the roof are generally algae, which gets carried by wind or birds from roof to roof, and may not be visible until they have enough moisture, heat, and humidity to grow and spread. Now don’t be too alarmed, algae isn’t necessarily going to ruin your roof immediately, but it does affect the curb appeal of your home and the problem could end up damaging and pulling up your shingles if not dealt with for a long period of time.
An interesting fact is that copper, zinc, and lead are toxic to algae, and many newer roof shingles contain copper granules, which act as a barrier against any mold growth. Homes with older roofs won’t benefit from this technology, but it explains why you won’t see algae where metal flashing has been installed. If you’re susceptible to algae and in the market for a new roof, be sure to inquire about this type of shingle.

So now that we know what it is, how do we get rid of it? The easiest way to rid your roof of algae is a good cleaning solution, which can be picked up at the hardware store, applied using a pump sprayer and rinsed with the garden hose. One tip is to give any plants below the roof a good drink of water beforehand so they don’t absorb the solution. If you’re not comfortable on a ladder, call a professional to help you complete this task. A clean roof isn’t worth a trip to the hospital, and a local area home improvement specialist will be able to complete the job in just a few hours.

Once the roof has been cleaned, you might want to do something to prevent the mold from coming back again. As I mentioned, copper, zinc and lead-coated sheet metal are toxic to algae, so installing a strip of flashing will help stop that nasty fungus in its tracks. Choose a strip that’s at least six inches wide, and have it installed at the roof peak to ensure that the metal molecules wash down with the rain and protect the roof from mold build up.
