Backyard Fences Are a Smart Investment

Having a comfortable, enjoyable backyard is one of my favorite parts of being a homeowner. After a long day or week, it’s fantastic to relax and enjoy a barbecue dinner, a swim in the pool, or a glass of wine by the fire pit. But having an at-home retreat also means taking steps to ensure that the backyard is private and secure, especially when there is a pool or water feature involved. So today, I’d like to give you a peek into a range of fencing options to protect your yard and provide seclusion without forgoing great design.

Many homeowners love the aesthetic of a beautiful, timeless wood fence. They look elegant, provide fantastic privacy, and are easy to install. The downside, of course, is maintenance. With our hot summers and brutal winters, a wood fence will need regular staining or painting, a job that every homeowner dreads. On the positive side, if you like to update the look of your backyard frequently, wood can be painted in any color imaginable and it’s one of the most affordable options on the market. A six-foot panel will run around $25-$50 depending on the type of wood.

If you love the look of wood, but the upkeep has you thinking twice about the material, you might want to think about composite fencing. Composite is made from engineered wood, and while it mimics the look of natural stuff, its lifespan is much longer with very few maintenance requirements.  The cost will vary based on the design and type, but you can expect to pay $100-$150 per six-foot section.

If you want something that’s sturdy and maintenance-free, a chain-link fence might be a good option for you. While they generally aren’t the most stylish in terms of design, a chain link fence will keep your backyard protected and they can be slightly customized in different colors and gauges. If you need more privacy, you can upgrade a chain link fence with metal slats. Best of all, it’s the cheapest of options, coming in at $100 or less for a 50-foot roll. If you like the idea of a metal fence but prefer something a little more upscale, go for an aluminum option, which is powder-coated and needs very little maintenance. A six-foot panel will run you $50-$75 depending on the height.

Finally, if you want something that will protect your pool without making it feel enclosed, there’s nothing like glass. A glass or plexiglass panel fence is beautiful for enclosing water without shutting out the rest of your property. Glass fences are durable, but they do tend to scratch easily and need to be cleaned regularly. They are also generally the most expensive fencing option, especially if they need to enclose a large area or in-ground pool. You’ll be looking in the ballpark of a few hundred dollars per panel.

Outdoor Work in Winter That's a No Go

It may seem surprising but I get a lot of calls from homeowners who want to put on a new roof or update their vinyl siding during this quieter time of the year. People often think winter is a good opportunity to make outdoor improvements since it’s past the holiday period and before the busy spring sets in. As much as I hate to disappoint, now is actually a pretty dangerous time of year to do any exterior projects. Here are seven reasons why:

  1. When the weather is below 40 degrees, the composition of building materials can really change. As it gets colder, products such as shingles can get brittle and crack or split easily. Materials such as vinyl siding shrink, which can lead to misalignment or potential for leaks when they later expand as the weather warms.

  2. Another big issue is shingle adherence. Shingle sealant is activated by sun and heat. If there is not enough of either, the hold won’t be as strong as it should be, which could cause problems down the road. If the weather is too cold, we are often forced to hand seal, which can add time and cost to a generally simple process.

  3. Most contractors use an air nail gun for external remodeling, which works by pressure. If humidity turns to ice in the airline, it can under or overdrive the nails instead of putting them in flush. Compressors face the same potential problem. 

  4. Being on a roof or ladder in winter is dangerous. Even the most seasoned professionals must take care as black ice can cause serious injury. While we take every precaution, there is a lot that can go wrong during cold conditions. It’s often not worth the risk. 

  5. Winter weather is unpredictable. When it rains in the warmer months, we tarp a job thoroughly to ensure there aren’t any leaks. Snow is more difficult as it adds both moisture and weight to a job. Imagine having a roof open in February and a foot of snow falls from the sky?

  6. A cold weather installation could void your warranty. Many products specify a proper installation environment, which is usually above 40 degrees. 

  7. Winter jobs almost always take longer as roofers need to take extra precautions and more frequent breaks while working in cold conditions. The last thing you want is someone on a roof who can’t feel their toes. There is also less daylight, which will add time to an installation.

Sometimes, a winter repair or replacement is inevitable and leaving the job until spring might make things worse. If this is the case for you, be sure that you’re working with an experienced contractor who has a solid track record in winter conditions and discuss all the precautions and extra steps that will be taken to ensure the job is done correctly. The last thing you want is someone getting injured or a situation where corners have to be cut to accommodate less-than-fair conditions. In the end, is it really worth it?

Home Remodels Worth Their Value

Many homeowners think that a renovation will automatically increase their house’s value if they decide to sell it in the future. But that’s not always the case. Personalized projects that are specific to the family or improvements that will require significant maintenance often end up discouraging potential buyers. Sure, you might think an inground swimming pool or a built-in aquarium might be a great idea, but the next owner of your home may not agree. So what are the best-renovating projects to reap high resale rewards?

Energy Efficiency Windows 

Homeowners who are old, young, first-time, seasoned, empty-nesters, or with young families all love a home that’s warmer in the winter, cooler in the summer, and easier on the wallet. According to the recent Cost Versus Value Report published by Remodeling Magazine, vinyl and wood window replacement nabbed 66% of their resale value in Hartford County. Windows are a fantastic investment and not only for their heating and cooling abilities. Replacement windows are easy to clean and they are excellent at reducing noise pollution. 

Kitchen Remodels

As the busiest and most used room in the house, kitchens tend to be a huge selling point in the real estate market, which makes an outdated kitchen a big no-no for a potential buyer. According to the same Cost Versus Value Report, a kitchen remodel is likely to get a seller more than 60% of their investment. What’s key is to stick to very neutral tones and a layout that suits cooking, eating, and gathering. Most people love an island that can be used for food prep as well as a casual eating space. Lots of storage will hit the mark too. 

Garage Doors

This may surprise you, but the highest-ranking home upgrade on the 2022 Cost Versus Value Report was a Garage Door Replacement which was valued at 98% of its cost here in the Hartford area. This means that most homeowners recouped nearly every dollar spent on the project when they sold their homes. Garages are an important feature in any house as every buyer wants to maximize their storage space. Plus, with more homeowners looking for additional living areas for home offices, giving the garage a little facelift isn’t a bad idea. 

Stone Veneer

Another big winner this year was adding stone veneer to the outside of a home, a project that recouped nearly 90% of its cost upon resale. For many potential buyers, a simple cosmetic upgrade that’s both timeless and upscale can really improve the curb appeal of a property. 

The “No Go”

With plenty of lucrative projects for the savvy homeowner, there is one area that generally takes a hit and that’s a bathroom. Adding a bathroom to a home can be expensive and the costs recouped is generally less than 40%. If you need an extra bathroom for your family and it makes sense for you, go for it. Just don’t expect the project to pay big when the “for sale” sign hits the lawn down the road.
