Remodeling That Sparks Joy and Recoups Costs

According to data released in the 2022 Remodeling Impact Report, homeowners and families were quick to renovate their living spaces this past year, with varying degrees of overall satisfaction and cost recuperation. 

The study, released by the National Association of Realtors® (NAR) and the National Association of the Remodeling Industry (NARI), looked at why people decide to remodel, the general costs of specific remodeling tasks and the fulfillment experienced after a successful project has been completed. Many homeowners surveyed were driven to undertake a project due to the pandemic, either to increase living space, improve functionality in the home, or create a more enjoyable environment.

The report states that Americans spent $420 billion in 2020 on home remodeling ventures. Ninety percent of NARI members cited greater demand for contracting remodeling work during the course of the pandemic and 60 percent said the scale of the projects grew into larger projects during the course of work.

The report also calculated consumers' feelings toward their projects upon completion. Projects that made the renovators want to remain home, or remodel jobs that sparked an increase of enjoyment among occupants, received a high Joy Score, with 10 being considered a perfect Joy Score. Some tasks that were awarded scores of 10 were as follows: painting a home's entire interior, painting one room, adding a home office, hardwood floor refinishing, closet renovation, and insulation upgrades, among other labors.

Hardwood floor refinishing received a 10 Joy Score because the homeowners felt happiness and satisfaction in their home after undertaking the upgrade. Sixty-four percent of those polled answered that they have an increased sense of enjoyment when they are at home now that their hardwood flooring is installed. Another 64 percent said just thinking about the completed project gives them a "major sense of accomplishment."

Adding a new home office is another task that earned a perfect Joy Score based on homeowners' sentiments. Ninety-one percent of consumers said they have a greater desire to be home now that their office is in place. Seventy-three percent said they have an increased sense of enjoyment when they are home.

The report also examined numerous remodeling tasks and provided a cost recovery estimate for the projects. The genuine cost of each remodeling project and cost recovery are influenced by many factors, including project design, quality of materials, location, age and condition of the home, and homeowner preferences.

For interior projects, the highest percentage cost recovered was from refinishing hardwood floors at 147 percent. New wood flooring was at 118 percent, and an insulation upgrade was at 100 percent. Among exterior projects, new roofing and a new garage door both recovered 100 percent of the project costs.

If a remodeling project is in your future, know that great contractors are in high demand and material costs are more expensive due to supply chain issues related to COVID. Be prepared to be patient, but remember that an upgrade to your home is an investment and a great result is worth waiting for.

Home Projects To Tackle In Early Spring

This week of gorgeous weather was the perfect pick-me-up we all needed to get excited about spring. While it’s a bit too early to get into hardcore lawn care and gardening, there are plenty of jobs around the yard and in the house that are perfect for this time of year. Here are a few of my favorites. 

Painting

This weekend is looking good weatherwise, which means it’s a great time to give the rooms inside your home an instant facelift with a coat of fresh paint. This job is great for this kind of weather because you can open up the windows to let the paint dry quickly, so long as it stays dry outside. If you’re wondering what’s on-trend this year, a quiet sage green from Benjamin Moore called October Mist 1455, a versatile and calming green/gray called Evergreen Fog from Sherwin-Williams, and a soft sea glass green called Breezeway from Behr were named the 2022 Colors of the Year. 

Yard Pick Up

With so many recent windy nights, your yard is bound to have sticks and fallen debris to take care of. It’s a rotten task but with a little early spring raking, you’ll be able to pick up what’s been left from winter and give the lawn a good thatching. Invest in an ergonomic rake so you don’t hurt your back and shoulders and consider composting to enjoy beautiful soil for flower and vegetable planting. 

Mulching

While it’s still a little early, it looks like winter weather is behind us so there is no reason to not get started on those beds now. Be sure to rake first and consider a weed treatment of your choice before you pick up your mulch. If you need some delivered, just give me a call. 

Wood Floor Treatment

If your floors are looking a bit dull, brighten them up by giving them a light sanding and a few coats of polyurethane. Wood can be tough to maintain because it’s used and abused so often, but if you have a maintenance schedule that you stick to every few years, you’ll not only keep them looking great, you’ll also lengthen their lifecycle. Keep those floors shining by putting felt pads on furniture legs and avoid any cleaners with ammonia, vinegar, or harsh chemicals.

Deck Staining

For this one, make sure no rain is in the forecast as you’ll want a few sunny days to ensure your stain dries properly. Sweep or blow any leaves and pesky whirlybirds from the surface, cracks, and crevasses of the deck. Apply cleaner or use a power washer to get rid of any mold and mildew and tighten up loose nails or screws. Always apply stain on a dry surface in thin coats to get the best result.

Homeowners Be Aware of Rising Remodeling Costs

If it seems like everything is costing more these days, it’s not your imagination. From soaring gas prices to rising grocery bills, the pandemic and the war on Ukraine are impacting consumers’ pockets in more ways than one. 

In the remodeling industry, we’ve seen homeowners renovating their properties more than ever before, but those projects are coming at a price. The US Census Bureau reports that construction materials are up 17.5 percent year over year from 2020 to 2021, the highest increase in a single year since the 1970s. Everything from lumber to concrete to metal is costing more and prices aren’t expected to drop anytime soon. 

Let me give you an example. An average-sized 1,600 square foot house would need roughly 50 sheets of new plywood for a roof. That plywood would cost a contractor a little less than $20 per sheet before the pandemic. Today, the price is nearly $50 per sheet. That 40 percent increase isn’t a cost that a contractor can simply absorb. Some of it has to be passed down to the customer.

Wood isn’t the only commodity where prices are exploding. Russia is a major producer of copper and aluminum, which have seen price surges of 33 percent and 25 percent respectively year on year. Then, of course, there are issues with getting the materials where they need to go. Pandemic-triggered worker shortages are causing massive delays in logistics as companies struggle to find truck drivers. 

Let’s not forget the price of fuel. The average cost for a gallon of gas in the U.S. hit a record of $4.17 a gallon earlier this week, breaking a previous record of $4.11 that had stood firm since 2008. Here in Connecticut, the average price per gallon is $4.36, the eighth highest in the country. Prices were already going up before the invasion of Ukraine, but costs are now skyrocketing as the oil industry rejects crude from Russia.

So when do we think things will level out again? Truth be told, not anytime soon. The U.S. is still struggling with a worker shortage and materials are slow to get into warehouses due to shipping delays and material scarcity. Work is getting done, but at a higher cost and a slower rate than we are used to. My advice? Plan to be patient, have a little flexibility and be sure to hire a reputable professional for any project you’re considering around the house.
