Hot Water Heater Maintenance: Winter Is Coming

As temperatures drop, ensuring your home is ready for the colder months becomes crucial. One appliance that often gets overlooked is the hot water heater. A little preparation now can prevent unwelcome surprises when you need hot water the most.

Here’s how you can prepare your water heater for winter:

1. Drain and Flush Your Tank

Over time, sediment collects in your water heater, reducing its efficiency and lifespan. Draining and flushing the tank twice a year helps prevent this buildup. Late fall is a perfect time for this task.

  • Step-by-Step Guide:

    1. Turn off your water heater and allow it to cool.

    2. Connect a garden hose to the drain valve and run the other end to a bucket.

    3. Open the valve and let the water drain.

    4. If the water is discolored or contains sediment, continue refilling and draining until it runs clear.

    5. Close the valve, disconnect the hose, and restart the unit.

2. Adjust the Temperature

Keep the thermostat at 120°F to balance efficiency and safety. If you’re planning to leave home for a few days or more, lower the temperature to save energy. For every 10°F you lower, you can save about 5% on energy costs.

3. Insulate for Energy Efficiency

Cold temperatures can affect your water heater’s efficiency. Insulate the tank and exposed pipes to retain heat:

  • Use a fiberglass blanket for the tank, avoiding vents or valve openings.

  • Cover pipes with foam or fiberglass insulation.

Home Heating Stoves Make for a Cozy Winter

A beautiful fireplace adds both warmth and ambiance to any home, especially as the days get cooler and we begin spending more time indoors. Back in the day, the only option for a fireplace was one that burned wood, but now we have several options to keep us toasty - each with its benefits and drawbacks. If you’re thinking about upgrading your fireplace or trying something new, here are a few options to consider.

Wood

The classic choice. There are so many reasons to love wood from the traditional crackling sound that it makes to the hypnotic dancing of natural flames. I consider wood to be the fastest heater for the money in that you can quickly warm up a home without having to worry about your electricity bills. Another reason to love wood is if you have it. For rural or wooded area homes that need an annual clean-up, your fuel is free as long as you don’t mind the man hours. Think of it as a great workout.

Of course, with the pros come the cons. If you don’t have wood readily available, this kind of burner can get very expensive. If you do, you still have to cut and stack it yourself. It also needs to stay dry in order to light reliably. Wood is also pretty messy and while those piles can look great if they are well constructed, they also make perfect homes for rodents, termites, and mold. Finally, there is the efficiency factor. Wood burns hot and fast and regulating temperature is a lot tougher than other heating methods. Wood also emits particles into the air, which could affect people with breathing problems or asthma. And of course, there is also the need for a chimney which may make it prohibitive for some people.

Pellet

A pellet fireplace or stove uses small, compressed cylinders of sawdust to heat the home. What’s great about pellet stoves is that they are temperature regulated and don’t require a traditional chimney since many stoves use blowers to circulate heat. Another reason to love them is their efficiency. Because heat can be regulated and pellets are easier to maneuver, most homeowners can expect a cleaner, less labor-intensive burn.

Of course, pellet stoves have a few negative aspects to consider. While cleaner burning than wood, pellets are made from sawdust, which will bother people who are sensitive to dust, dander, and pollen. Similar to wood, there is also ash to consider, which needs to be dumped regularly to keep the fire burning efficiently. Pellet stoves are generally more intricate than a wood fireplace, which means there is more to clean and maintain. Finally, most stoves run on electricity which means you’re paying for both the pellets and the energy to burn them.

Natural Gas

Natural gas fireplaces have become one of the most popular options today, mainly because a unit can be fit into an existing fireplace or practically anywhere in the home. People love gas because it’s fast to heat, easy to control, and doesn’t require a chimney or electricity. Simply set the temperature you want and you’re ready to go. In comparison to wood or pellets, natural gas emits the least amount of particles, making it a popular choice for people who have breathing sensitivities. As long as your house already has natural gas, the set up is really easy and you don’t have to worry about buying anything to keep your home warm.

While natural gas does tick plenty of boxes, there are a few things to think about. Admittedly, natural gas flames are the most boring and predictable, making it the least ambiance-friendly option of the three. Of course, you’re also burning a fossil fuel, which is inexpensive right now but can always go up. Finally, if you don’t already have a gas line, you’ll need to get one installed, which might end up being more of a hassle than it’s worth.

10 Home Maintenance Jobs To Get Prepped For Fall

Summer may be unofficially over but with the first day of autumn still a few weeks away, there is plenty of time to get your home and yard in tip-top shape before the cooler weather sets in. With the countdown on, I’ve rounded up the most important jobs for you to tackle to get ready for the fall. Let’s get busy!

Clean windows and inspect for gaps.

If you have window A/C units, tackle this job as you’re removing them. Windows are a prime culprit for heat loss, so have a look at all the windows in your home to see if you have any gaps. Small cracks and crevices can be sealed with caulk, but you’ll want to fill larger gaps with insulation or expandable foam. If you have single pane aluminum windows and you’re freezing every winter, it might be time for an upgrade. 

Clean and store outdoor furniture.

If furniture is left outdoors during the winter, it will likely crack, split or rust - depending on the material.  Before you turn it in for the winter, be sure to clean it well to avoid rot or damage and check for signs of mold and mildew. A thorough wash with hot soapy water or household cleaner will do the trick.

Reseal your deck.

The summer sun can be brutal on your deck, but so is the onset of snow, sleet, and freezing rain that we can expect over the next several months. Protect your wood by removing any leaves, sticks and those pesky helicopters, and follow it up with a good power wash. When the wood is dry, apply a protective sealant to condition the deck and help it stand up to winter. 

Inspect your doors and apply weatherstripping.

Just like your windows, your doors are prime areas for air leaks. Inspect the areas around your doors and make sure they are airtight by repairing any old weatherstripping or broken door sweeps. Heating a home all winter costs a lot of money so don’t make it more expensive than it should be. An energy efficient home is a happy home.

Patch that leaky roof.

If the summer rain uncovered a leak in your ceiling or attic, don’t wait to have it looked at. The unpredictable winter can be a disaster for a roof that’s already damaged, so don’t hold out until it’s too late. Often times a small repair can stop the problem in its tracks. 

Clean your gutters and check for clogs. 

I went into detail about this one last week but it’s worth another mention. We’re in for a stellar leaf peeping season, but for us homeowners that also means a lot of headaches in the clean-up department. Make sure your gutters and downspouts are prepared for the seasonal shed and flush everything through to ensure the water flow-through is up to par.

Get adequate insulation.

If you’re dreading another teeth-chattering winter, it’s time to add some insulation to your home. Over 75 percent of houses that I visit in our area don’t have enough insulation and because of it, I get too many calls from frozen homeowners wondering what they can do. Insulation is inexpensive to install, can be done in less than a day and adds more to the resale value of your home than any other project. This one is a no brainer.

Scrub out your garbage cans.

As the cold sets in, our furry friends get more desperate for food and will start visiting your trash looking for a free meal. Their sense of smell is uncanny so make sure your bins are cleaned out and future garbage is bagged properly. You don’t want rodents making their homes too close to yours.

Replace your air filters.

If your A/C has been cranking all summer, it’s a great time to clean and/or replace your air filtration systems. While you’re at it, have a look at all your vents including the dryer and remove any built-up debris. The harder those appliances have to work, the more they are going to cost you. 

Inspect the hot water heater.

Don’t wait until it’s too late. Check your water heater for any decay or sediment build-up and be on the lookout for leaks or faulty pipes. If you have an inkling that the unit might be on the fritz, call in a pro for a routine inspection. It’s better to be safe than sorry come winter.
